Buying and/or selling a home is the largest financial decision and one of the most important decisions that many people make in their lifetimes. All real estate transactions involve making informed decisions and reviewing and signing many complex legal documents.
When representing SELLERS, our services for a residential real estate transaction include:
- Preparation, if necessary, and Review of real estate contract and disclosures;
- Preparation of any proposed attorney modifications and any correspondence to Buyer’s Attorney;
- Ordering title commitment, survey, mortgage payoff statements, homeowner’ ‘s association closing letters, etc.;
- Preparation of Seller’s closing documents – deed, Seller’s closing statement, transfer declarations, affidavit of title, bill of sale, etc.; and
- Attendance and legal representation at the closing.
When representing BUYERS, our services for a residential real estate transaction include:
- Preparation, if necessary, and Review of real estate contract and disclosures;
- Preparation of any proposed modifications, inspection negotiations and correspondence to Seller’s Attorney;
- Monitor financing date with Buyer’s lender to ensure contract compliance;
- Review of documentation provided by Seller’s attorney;
- Review of loan documents and title company documentation;
- Attendance and legal representation at closing; and
- Obtain and review of the recorded deed and final title policy post-closing.
SHORT SALES:
Homeowners experiencing hardships that result in difficulty keeping up with their mortgage payments may choose to consider a short sale. A short sale transaction involves a sale of a home in which the net proceeds are insufficient to pay the outstanding balance of the lien(s) against the property. The lienholder agrees to release the lien on the property and accept less than the amount owed on the debt.
Our firm handles the negotiations with the lienholder(s) from the submission of your short sale application package to the closing of the deal. We have successfully negotiated and closed many short sales.
